Medium Term Accommodation
Medium Term Accommodation (MTA) is an NDIS-funded support available under Home & Living Supports, typically offered for up to 90 days.
It’s designed to provide a safe and accessible place to stay while you're in a housing transition. Whether you're leaving hospital or aged care, waiting for SDA funding approval, or for your newly built SDA home to be ready.

📌 Note: MTA does not cover day-to-day living costs like food or personal care, but it does include the cost of housing itself. You’ll typically need funding for MTA in your NDIS plan, or you can request it as part of a ‘change of circumstances’ if your situation has shifted.

Check Your Eligibility & Apply to the NDIS
To access MTA, you must already be an approved NDIS participant.
If your not an approved NDIS participant you need the following to apply.

You have a permanent and significant disability

You're aged between 7 and 65
-
You're an Australian citizen, permanent resident, or hold a Protected Special Category visa

You’ll need to complete an Access Request Form and submit supporting documentation, such as medical and functional reports.

Include a Home & Living goal in your NDIS plan.
To be considered for MTA, your NDIS plan must include a housing-related goal, such as:
“I need short-term accommodation while transitioning from hospital, aged care, or waiting for SDA.”
If your situation has changed, you can request MTA through a Change of Circumstances.

Talk to your Support Coordinator or LAC
They will help you:

Document your housing needs

Complete the Home & Living Supporting Evidence Form

Gather relevant reports (e.g. OT assessments, discharge summaries)

Submit the MTA request on your behalf
They are your key support in navigating this process. We can also help you navigate this process.

Submit your request to the NDIS
The NDIA will review your documentation and determine if MTA is a reasonable and necessary support to include in your plan.
